Wanchai Petcharat

Bangkok

My father passed in April and the estate was more complicated than expected — property in two provinces and accounts we hadn't known about. Ratchada Niti helped us understand what we were looking at and what to do in what order. The written summary after the first meeting was genuinely useful. We felt less lost after that conversation than we had in the weeks before it.

I came to them wanting to sort out my own succession arrangements while things are still straightforward. The adviser was patient, explained the trust options clearly, and didn't push me toward anything unnecessarily complicated. The final documentation was thorough and written in language I could actually follow. Good experience overall.

British national, Bangkok

As a foreign national with property in Thailand, I had questions about what would happen to the condo and a small business interest if something happened to me. The team were very clear on what the options are and what isn't legally possible for foreigners. Honest advice rather than what I might have wanted to hear, which I appreciated.

We used them for the full estate representation after my mother's passing. There were three siblings involved and initially some disagreement about the property. Ratchada Niti helped us understand what the will meant — and what it didn't — without taking sides. The process took about four months, which is roughly what they told us at the start.

A good consultation experience. I wasn't sure whether I needed a will, a more formal trust arrangement, or something else entirely, and the adviser helped me understand the difference and which applied to my situation. I didn't feel rushed into deciding anything on the day.

Indian national, Bangkok

My family's situation involved assets in both Thailand and India, and the question of how Thai inheritance law would interact with my Indian family members was something I couldn't find clear answers to elsewhere. Ratchada Niti were honest about the limits of what Thai law could address and practical about the steps available. Exactly the kind of specialist knowledge I needed.

Case Study · Succession Planning

Arranging a Family Estate Before Health Declined

The Situation

An elderly Bangkok resident with significant property assets and two adult children who lived in different countries wanted to ensure a clear succession plan was in place while they were still able to make decisions. No will existed and the family had not discussed the matter formally.

Our Approach

We began with a consultation to understand the full picture — properties, accounts, and the client's wishes. We then prepared a written succession plan setting out the recommended documentation, and drafted a will and supporting materials in collaboration with the client over two further meetings.

The Outcome

Within six weeks, the client had a properly executed will, a written record of their intentions for each property, and clarity on how the process would unfold for their children. The family had a conversation they had been putting off, and left with a clearer understanding of each other's expectations.

"We had been putting this off for years because it felt like a difficult conversation. Having a professional present to explain everything clearly made it much easier than we expected."

Case Study · Estate Representation

Multi-Heir Estate with Disputed Property

The Situation

Following the death of a family patriarch, four adult children disagreed about the interpretation of a handwritten will. The estate included a residential property in Bangkok and land in the provinces, and the probate process had stalled due to the family's inability to agree on next steps.

Our Approach

We were engaged by two of the four heirs and subsequently agreed terms with all parties to work as neutral advisers to the estate. We reviewed the will, provided a written interpretation, managed the probate application, and maintained regular communication with all four family members throughout.

The Outcome

The estate was resolved over approximately five months. The Bangkok property was transferred in line with the will's provisions, and the land parcels were divided according to an agreed arrangement between siblings. No court dispute was required. All parties received a final written record of the estate administration.

"Having someone who wasn't a member of the family explain the legal position to all of us at the same time was the thing that allowed us to move forward."
