Common Questions

Questions Families Often Ask

Where do I begin if a family member has recently passed?
The most sensible first step is to gather whatever documents are available — a will if one exists, title deeds, bank records — and then come in for an initial consultation. We will help you understand what each document means and what the next steps look like. There is no need to have everything in order before you reach out.
How long does an estate matter typically take in Thailand?
Simple matters — where a will is clear, assets are documented, and heirs are in agreement — can often be resolved within a few months. More involved estates, particularly those with property, multiple heirs, or questions of interpretation, may take longer. At your initial consultation, we will give you a realistic sense of timing for your particular situation.
Can foreign nationals inherit or hold property in Thailand?
Thai law places specific restrictions on foreign ownership of land, though condominiums and certain other assets are treated differently. If a family includes both Thai and foreign members, or if assets span more than one country, the planning stage becomes especially important. We are experienced in these cross-border inheritance questions and can map out what is available under current Thai law.
What is the difference between a will and a trust in Thailand?
A will takes effect at the time of passing and directs how assets are distributed among heirs. A trust — where applicable — can hold and manage assets on behalf of beneficiaries across a longer period, and may offer certain planning advantages depending on the family's circumstances. We explain both options in plain terms during the succession guidance service so families can make a considered choice.
Are my discussions with Ratchada Niti confidential?
Yes. Everything shared during consultations and throughout the engagement is treated as strictly confidential. This includes personal details, financial information, and the nature of any family situation. Discretion is fundamental to how we work, and it is maintained throughout — not only during formal legal proceedings.
How are fees structured?
Each service has a stated fee. For the initial consultation (฿4,200) and the succession guidance service (฿9,800), the fee is fixed and agreed in advance. For full estate representation (from ฿17,200), we provide a clear cost outline at each phase so there are no surprises as the matter progresses. We are happy to discuss this in detail before any commitment is made.
